$3,700 per month in common area charges for NYC apartment

The New York Times is running a review of the new apartments at Astor Place in New York City. The apartments have amazing views, top-shelf fixtures, etc., so I wasn't surprised that a 2,200 sq. ft. (209 sq. meters) apartment costs north of $3m. I was, however, surprised at how much the common area charges will be.
To get a more realistic look at the same space when it is empty, the sales agent and I take the elevator down to 7A , which is $3.725 million, or about $1,657 a square foot, with a monthly common charge of $3,739.
So, basically, if you gave me this apartment for free, I wouldn't be able to afford to live there.
